Online and Live Court Ordered Auction to be held on Monday, November 7th, 2022 at 10 am at the Plains Community Building, 812 Grand Ave, Plains, Kansas. 

Tract 3 (Farms 5, 6 and 7) consists of 316 ac m/l with swine facilities, 175 cropland acres m/l consisting of class III soils. Farms 5, 6, 7 and the feed mill are located on this tract. The three farms have gravel and dirt roads accessing them from the county roads.

Farm #5 currently swine buildings, office/shop, load out chutes, generator shed with backup generator. There are three breeding and gestation barns, 12 farrowing, 6 nursery barns, 6 grower barns, and 17 finish buildings. The swine buildings have concrete foundations and stem walls, metal sides and roofs. They are insulated, with partial or full slat floors with dump bucket flushes and forced air heaters. All the sows are fed manually and the nursery to finish buildings have flex auger feed lines. The buildings have bulk bins outside that supply feed to the feed lines. They are power ventilated and cooled with exhaust fans, cool cells and drop curtains and/or eave baffles. Each building is equipped with crates/pens to accommodate the type of swine for which it was designated. Currently there is capacity for 1,760 sows and 11,550 market pigs (nursery to finish). 

In addition to the swine buildings there is a 2,400 sf office/shop with 960 sf of office space with break room and rest rooms, and 1,440 sf of shop area with full concrete floor. There are two load-out chutes, a generator shed with backup generator. 

Farm #6 consists of swine buildings, office/shop, generator shed with backup generator, two load-out chutes. There are three breeding and gestation barns, 12 farrowing buildings, 6 nursery barns, 6 grower barns, and 14 finish buildings. The swine buildings have concrete foundations and stem walls, metal sides and roofs. They are insulated, with partial or full slat floors with dump bucket flushes and forced air heaters. In addition to the swine buildings there is a 2,400 sf office/shop with 960 sf of office space with break room and rest rooms, and 1,440 sf of shop area with full concrete floor. There are two load-out chutes, a generator shed with backup generator. 

Feed Mill Complex encompasses the feed mill complex, and the mill office/shop. The feed mill complex itself was constructed in the 1970's. The main mill structure measures 44' x 53' with a warehouse area that measures 26' x 36' with 14' side walls. This area is a fully insulated, all steel structure with full concrete floor and adequate lighting. Housed within these structures are an office/control room, electrical/equipment room, restroom, and storage, each of which is constructed with concrete block. The office/control room is equipped with Easy Automation's Mark IV system which is a fully- integrated feed automation system running Feed Batch Pro software. The mill has a hammer mill, hammer mill surge bin, hammer mill leg, ingredient bins, micro ingredient system, 4 ton main scale hopper, 4 ton mixer, mixer leg, and bag filter dust system. The ingredient bins consist of 2 100 ton bins, 2 60 ton bins, 2 50 ton bins, 3 30 ton bins, 1 25 ton bin, 3 20 ton bins, and 4 15 ton bins. The ingredient bins do not have discharge gates or vibrators. The micro ingredient system includes 14 250 lb stainless steel bins. There are magnets on the receiving, whole corn, and hammer mill legs. A secondary warehouse measuring 26' x 85' with 14' side walls adjoins it to the north. It is a wood frame structure on a 3' concrete stem wall with full concrete floor. It is not insulated or heated but has adequate lighting. There is a 10' x 9' roll up door on the north end of the warehouse which allows bagged ingredients to be unloaded at a docking bay from trucks outside. The receiving area attaches to the east and measures 23' x 42'. It houses the dump pit and 160' 6,000 bph receiving & whole grain corn legs. At the south end of the receiving area is a 60 ton truck scale. Just north of the receiving area and west of the warehouse are 10,000 and 12,000 gallon fat tanks. The load out area is on the east side and measures 42' x 42'. There are 2 60 ton bins, 4 27 ton bins, and 4 15 ton bins. The mill has approx. 885,000 bushels of grain storage capacity consisting of five bins and a ground pile. The two largest bins measure 90' & 100' feet in diameter and have capacities of 240,000 and 315,000 bushels, respectively. Each of these has fans, roof vents, and unloading augers. There is also a site for ground storage with an estimated capacity of 250,000 bushels. A separate dump pit and 150' 8,500 bph grain leg fills these bins. One of the unloading augers from 240K and 315K bushel grain bins empties to this leg and pit. The second auger in each bin empties into a conveyer which moves the grain back to the main receiving pit to be moved into the whole grain leg into the mill. The primary grain storage for the mill are two 2 25,000 and 1 30,000 bushel bins. Each of these has a concrete hopper bottom below ground level. The 25,000 bushel bins each have two unloading augers, two fans, and a roof fan. The 30,000 bushel bin has three fans, two unloading augers, roof fan, and caged ladder. The unloading augers empty into a conveyor which transports the grain back to the receiving pit to the whole grain leg into the mill. The property owner has indicated that they currently produce 3,000 tons of feed a week through the feed mill.

Mill Office/Shop: The mill has an office/shop building located just North of the mill complex. It is a frame structure, with painted metal sides and roof, and a full concrete floor. The shop area is 2,100 sf with 2 14' x 14' overhead shop doors. It is insulated and heated with an overhead forced-air heater and 2 40' long radiant heaters. The office is 960sf and includes an office, break room, three showers for men and two showers for women with adjacent “clean” and “dirty” changing areas, men's and women's restroom, and laundry room which includes a furnace and tank less water heater. Headquarters Office: The headquarters office is a Butler building that is approx. 4,200 sf. It sets on a concrete slab, and is a steel truss structure with painted metal walls and roof. The front end wall has a brick façade. It has an open area reception area with several offices, conferences rooms, and storage areas, and men's and ladies rest rooms. It has paneled walls, drop tile ceiling, and carpet flooring. In addition to the swine farms, mill and HQ office there is a truck wash and five employee dwellings on tract 12. The truck wash is located just east of Farm #5 along county road 5. The wash bay is approx. 1,680 sf with an addition on the North side for storage/utility/supplies that is approx. 480 sf. Along with the wash bay it has a small office, restroom, laundry/locker room, pressure washing room, and storage. It has two forced air heaters, fiberglass board on the walls and ceiling. There is one 14 foot overhead door. There are five dwellings on the property. Additionally there is a 2 year old Toledo Mettler 11 X 80 scale with a drive on digital display.

Taxes on this Tract are approximately $75,305.00.
