Absentee Bidding is being offered for this auction.
How it works: You may place your bid online before the auction. Pre-bid dates are October 2nd, 2024 through October 25th, 2024 closing at12:00 noon CST. The Live onsite auction begins at 10:00 am on October 26th, 2024. We will be selling the personal property and real estate LIVE onsite. Real Estate will be offered for absentee bidding. Any bids received before the live sale will be part of the auction. If the absentee bidder is the high bid, then they will be the winning bidder. If the onsite bid is greater than the absentee bid/Prebid then the onsite bidder is the winning bidder. Any successful absentee bid/pre-bid will be notified after the sale concludes and the auction company can contact the winning bidder. Absentee bidding/pre-bidding will close online at 12:00 noon CST on Friday October 25th
- To be an absentee bidder for the real estate, prior approval is required. Bidding approval will be granted by submitting ONE of the following: Proof of Funds, a Bank Letter, or a deposit in the sum of $ 10,000.00 (Ten thousand dollars) into the escrow account of United Country Richardson Real Estate & Auction, Inc., Linden, TN. If you, the absentee bidder, are the winning bidder and have made a submission by escrow deposit, that deposit of earnest money will count toward your 10% earnest deposit of winning bid amount and real estate purchase. If the winning bidder submitted other forms of proof, the 10% earnest monies of winning bid amount must be deposited no later than next business day after live auction, Monday, October 28, 2024, if not already done so. If you are not the winning bidder and submitted a deposit, your full deposit will be refunded.
Order of Sale:
- The real estate will be sold in tracts and as a whole. Whichever way brings the most money is the way the property will be sold. It will be divided into 4 tracts. Tract 1-21.44 acres with home with spring, Tract 2-3.27 ac with creek, Tract 3-3.07 acres with creek, Tract 4-3.02 with creek. The tracts will also be combined into a 9.36-acre tract and 21.44 acres with home and spring and also the entire tract as a 30.08 tract.
