This stand of timber is located on the Adair and Russell County line in the Glens Fork, KY area.  The timber is estimated to be 416,000 BF. See the legend below: Note the lay-down yard fronts Hwy 55 and Crocus Road with easy ingress/regress.

TERMS:

Terms and Conditions: 15% non-refundable earnest money deposit on sale day w/ balance due on or before April 18, 2019. A 7% buyer’s premium will be added to the final bid price to establish the timber selling price. There are no contingencies whatsoever in this auction and all timber is selling “As Is, Where Is”. The volumes of timber and grades offered for sale are estimates and as a guide only.  We encourage your personal due diligence and inspections along with your independent assessments on quantity and quality, prior to bidding. Purchasers will have 18 months to complete the task and reclaim the lay-down area. Clear cut, mature and marketable timber should be "Measurable (>8 inch DBH) SAWTIMBER CLEAR CUT".

The timber will be sold in accordance of the Kentucky Forest Conservation Act and under the supervision of Kentucky Master Logger and the harvest operations will be inspected by Kentucky Division of Forestry for compliance with KRS 179.342 and 149.344.

All damage to the property must be reclaimed and seeded in grasses by the Purchaser. The Purchaser will indemnify the Seller against any and all third party claims arising from the Purchasers operations and will provide and keep in force appropriate insurance coverage for the duration of the contract. Announcements made day of sale take precedence over previously printed or verbal materials.

Lay-down Yard: Access is via Hwy 55 and Crocus Road as these will be the storage and delivery areas. Removal must be complete by the September 30, 2020.

Inspection anytime: Feel free to walk the property at your own risk.
