TERMS:

PROPERTY INSPECTIONS: All interested bidders are highly encouraged to view the property prior to placing any bids at the auction. The property shall be shown by appointment as well as by Open House. BIDDER PACKAGES: An informational packet relating to the property may be obtained by prospective bidders by contacting the Auction Company at mwoodling@unitedrealestate.com. Bidder Packages are not designed to replace the bidder’s responsibility of conducting their own due diligence with respect to any Auction Properties. It is solely a source of information which has been gathered and designed to help Bidders with the inspection and information process. AUCTION REGISTRATION: Bidders will be required to register online to participate in the auction. A copy of the auction terms and conditions will be present online for ALL bidders to review prior to registering and receiving a bidder’s number online when registered for the auction. REQUIRED DEPOSIT(S) TO BID ON THE REAL ESTATE: All successful bidders will be required to wire the funds in the bid deposit amount of $20,000. In addition, for the successful bidder only, an additional wire will be due for the balance of Ten Percent (10%) of total contract price at the time the property is declared sold. For all other bidders, the wire for $20,000 will be initiated within 48 business hours following the completion of the auction. 10% BUYERS’S PREMIUM: A Ten Percent (10%) Buyer’s Premium will be added to the high bid on each property. HIGH BIDDER REQUIREMENTS: The high bidder will be required to place (10%) ten percent of the total contract price down and sign an Auction Real Estate Sales Contract through an electronic contract form called Docusign, immediately following the auction. Down payment shall be wired to Title Junction LLC. The balance of the contract price shall be due from the buyer at closing. This auction is not contingent upon the buyer’s ability to obtain financing. CLOSING: Closing shall be on or before Thirty (30) days for cash and Forty-five (45) day for financing, following the date of the auction. Possession shall be delivered to the buyer at closing. TAXES: The 2016 property taxes shall be prorated to the date of closing. Any previous year’s taxes due shall be paid in full by the seller at closing from their proceeds. EASEMENTS AND LEASES: Sale of said property is subject to any and all easements of record and any and all leases.
