TERMS AND CONDITIONS Terms of Sale: 10% down upon acceptance of the bid shall be wired to United Country – Rocking X Land Company Ltd., with the balance to be paid on or before June 13, 2017. Personal and corporate checks are acceptable down payment with the final payment to be certified funds. All funds will be held by the auction company trust account. Bidding shall not be contingent upon financing, should financing be required it shall be arranged prior to auction. Sellers could possibly be entering into a 1031 exchange; Buyer shall not be assessed additional charges for cooperating with the 1031 exchange. Buyers Premium: NO BUYERS PREMIUM. Online Bidding Only: Online bidding will be available offered through http://rockingxlandco.hibid.com/auctions/current subject to their terms and conditions of online bidding as well as terms of the live auction. Bids shall be accepted through http://rockingxlandco.hibid.com/auctions/current prior to auction day. All online bidders shall be required to be approved by UCRXL. This is a soft-close auction, bidding activity in the last ten minutes will extend 10 minutes. Manner of Sale: Tract will be auctioned individually to the highest bidder. Auction procedure and increments of bidding to be determined by auction company. Bidding is not contingent upon financing; all financing shall be arranged prior to the auction. Mineral Rights: Railroad section none available. FSA Information: Buyer shall receive 100% of PLC base associated with the farm. Closing: Buyer may close as soon as closing documents are prepared - No later than June 13, 2017 Closing Agent: Cheyenne County Abstract Company shall be the closing agent, location of closing to be Cheyenne Wells, CO. Possession: Upon delivery of Deed. Real Estate Taxes: 2017 taxes shall be prorated to the date of close and all future taxes to be paid by Buyer. Acceptance of Bids: Successful bidder will be required to enter into a Colorado Real Estate Sales Contract immediately following the auction, via electronic or wet signature at UCRXL office 1510 Rose Ave. Burlington, CO 80807.
