TERMS:

This is a reserve auction and may be sold for $175,000 or best offer accepted by seller until 30 days prior to auction date. 

The property is being sold "As Is, Where Is" with no warranties, guarantees or contingencies.

Upon conclusion of bidding, the successful bidder will be required to submit a 10% non-refundable escrow deposit at contract signing, with the remaining balance due in 45 days. Possession will be granted at closing. A 5% buyers premium will be added to the final bid price to arrive at the contract price.
