TERMS AND CONDITIONS: 15% non-refundable earnest money deposit on sale day with the balance due on or before June 3, 2022. A 10% buyers premium will be added to the final bid price to establish the contract selling price of the timber. There are no contingencies whatsoever and all timber is selling “As Is, Where Is”. The species and volumes cruise estimates are offered as a guide only. We encourage your personal due diligence, inspections and independent assessments on quality and quantity, prior to bidding. Purchaser(s) will have 19 months to complete the task and reclaim the lay-down areas. The standard for this timber is 16” DSH and larger and will be sold in accordance with the Kentucky Forest Conservation Act and under the supervision of Kentucky Master Logger and timber harvest operations, with inspections by the Kentucky Department of Forestry for compliance with KRS 179.342 and 149.344. All damages to the property must be reclaimed and seeded in grasses by the purchaser. The purchaser(s) will indemnify the Seller against any and all third party claims arising from the Purchaser(s) operations and will provide and maintain appropriate insurance coverages for the duration of the contract. Announcements made day of sale take precedence over previously printed or verbal materials. Removal must be complete by December 31, 2023.
