These properties have been in the Hambleton and Jefferies families for generations.  Many locals will remember Bill Hambleton and Melba Jefferies Hambleton.  The Hambleton Family Rev. Trust owns the properties and as out of state owners, the families of Moore and Rucker have decided it is time for a new generation to enjoy this wonderful land.  Two parcels are being offered at auction - Be the winning bidder.

Parcl 2 is located north of Chickasha and south of Amber in Grady County Oklahoma.  Beautiful rural countryside properties of native grassses and trees.  Excellent country lifestyle.  All in the Amber School District. The property contains 152.17 acres as a whole.  Be the winning bidder !  Offered in 4 individual tracts of land.  Tract 1, 2 & 3 are 40 acre tract while Tract 4 is 32 acres.  The auction process will allow the first winning bidder the option of choice of tracts, thus bidder can chose any single tract, combination of tracts, and up to all 4 tracts.  The process will continue until all 4 tracts are have a winning bidder.  Tracts will not be offered as multiple tracts or as a whole.  


TERMS:

Real Estate purchase agreement will be signed by buyer immediately after auction by buyer.  This sale is contigent upon Seller approval which will be determined at Auction on Auction Day.  

10% down on sale day to be deposited in escrow account of Cochran Closing Co. - Chickasha OK.  This earnest money is good faith money to be credited to buyer upon closing of property or fortifited if buyer breachs the contract.  

Expected closing of 30 to 45 days.

Balance of purchase price due at closing. Normal buyer and seller expenses at closing with seller to bring abstract up to date, pay documentary stamps, deed, half closing company fee, 

Property is selling - "As-Is, Where-Is".  Seller is providing a good clear marketable title and warranty deed.  This property is not selling contignent to financing, inspections, appraisal, or any buyer or lender conditions.  

Parcel 1: (a) Possession to be immediatly after crop harvest in summer of 2024 or with negotiated arrangements with current tenant. (b) if buyer requires survey it will be at buyers expense. (c) due dilegence should be done by buyer prior to auction.  

Parcel 2: (a) Possession to be Jan. 1, 2024. (b) property has been officially surveyed with pins staked. (c) due dilegence should be done by buyer prior to auction.
