This Auction and the terms and conditions will be recorded and filed with the clerk. If there is a dispute between bidders it can be opened up between the two bidders at the auctioneer's discretion.

  I (Buyer) agree to enter into a contract if declared high bidder by the auctioneer on 7760 Rutledge Pike Rutledge Tennessee 37861 in Grainger County TN a Live  Auction.

Terms & Conditions

 1) Auction - September 15TH, 2018 at 10:30 AM, EST.

  2) Buyer’s Premium – 10% will be added to the final bid price to arrive at the contract sale price. 

3) Winning bidder will enter into a Contract to Purchase immediately upon being declared the Successful Bidder by the Auctioneer. Upon the close of the auction, the winning bidder will enter into a Purchase and Sale Agreement with Seller and United Country Clinch Mountain Realty and Auction. All final bid prices are subject to approval or rejection by Seller.

 4) 10% of the contract purchase price will be due upon acceptance of the Sales Contract. Bidding is not contingent upon financing. The balance of the purchase price will be due at closing.

 5) Closing shall be on or before 5:00 p.m., Monday, October 15TH, 2018

If for any reason Buyer fails to close the transaction Buyer will forfeit the Buyers Premium and will be liable for the resale bills and the loss of the difference between contract price and sale price and any legal or attorneys fees that may accrue.

In case there are any legal issues that accrue or court hearing such issues will take place in the county where the Property is located.

 6) Possession will be given at closing, subject to the remaining rights of the current tenant if any.

 7) Seller shall pay 2017 and all prior year real estate taxes. 2018 real estate taxes will be Pro-Rated to the day of closing.

 8) Under no circumstances shall Bidder have any kind of claim against United Country Clinch Mountain Realty & Auction, or anyone else if the Internet service fails to work correctly before or during the auction.
