TERMS & CONDITIONS: Seller will accept the highest bid or bids on Auction day and will provide an up to date surface abstract and Warranty Deed. Buyer to be responsible for their closing fees, attorney’s title examination and /or title insurance if so desired. Taxes will be pro-rated to date of closing. A 5% buyer’s premium will apply to this sale, thus 5% will be added to the final bid to arrive at the purchase price. At the conclusion of auction the Successful bidder or bidders will place a deposit of 10% of the successful bid in escrow with United Country, Mike Bendele Co., Chandler, OK. Balance of purchase price in the form of a cashier’s check is due in full at closing. Closing to occur within 45 days of sale. No contingencies so make any necessary financial arrangements in advance and be prepared on sale day.
