Auction Terms & Conditions THIS IS FOR ABSENTEE BIDDING ONLY-FINAL HIGH ABSENTEE BID WILL BE STARTING BID AT LIVE AUCTION Private showing by appointment with 24 hours notice. 10% Buyer Premium Applies. 3% Broker participation offered, Broker registration must be submitted 48 hours prior to Auction ending and can be requested from Listing Agent. Participating Agent MUST attend Auction with Buyer (1 buyer per Agent). The Auction is set up with a "soft close", if a bid is placed in the last minute or less the bidding will extend another 3 minutes. The Real Estate is being offered in its present, existing condition with no warranty/guarantee of any kind, potential Buyers are encouraged to do any/all inspections prior to bidding. Sale not contingent upon Buyer obtaining financing prior to bidding or presenting any offers. “In making the decision to buy the Property, Buyer is relying wholly and completely on Buyer’s own judgment and the judgment of any contractors or inspectors Buyer may have selected. Buyer agrees that the Purchase Price was negotiated after consideration of all possible defects in the Property (including any environmental defects or problems), and Buyer purchases the Property in its present condition, “as-is, where-is” and without warranties or representations of any kind, express or implied, concerning the condition, suitability, merchantability, fitness for a particular purpose, or value of the Property, except for the express representations and warranties made by Seller under this Contract. Buyer acknowledges that neither Seller nor any agent or representative of Seller involved in this transaction is an expert at detecting or repairing physical or environmental defects in the Property. Buyer hereby releases Seller from any claims, liability or expense (including, without limitation, reasonable attorneys' and consultants' fees, and court costs), known or unknown, contingent or otherwise, arising out of, or in any way related to the physical and/or environmental condition of the Property. The provisions of this paragraph shall survive closing and delivery of the deed.” A 10% Buyer Premium will be added to the final accepted bid price. We will collect nonrefundable Earnest Money in the amount of 10% of final bid price on each property. Closing to occurwithin the time specified on each parcel. Possession at closing. Auction Company is not responsible in any way for problems with internet connection or problems with the bidding platform. Winning Bidder will be contacted after Auction ends. Purchase contract will be presented to winning bidder to be signed & non refundable earnest money will be collected. We will present offers to Seller up to day of Auction. If an offer is accepted Auction will be canceled. Sale will still remain under all current Auction Terms & Conditions.
