This tract will be offered as a whole and in smaller tracts (Seven tracts in total...ranging from 4-11 acres in size)

Restrictions - If the property is not sold as a whole...there will be restrictions on the smaller tracts.  If the property is sold as a whole there will be no restrictions!

• No more than one home or mobile home on any of the parcels A-G, this deed restriction will be in place for 20 years and not in perpetuity 
• No single wide mobile homes 
• Doublewide mobile homes must be 10 years old or newer when they're setup/installed
• No commercial poultry/swine operations 
• No junk automobiles, junk trailers, junk campers etc, are allowed to remain on tracts.

Located on the corner of Grant and Wolfpen Rd.  The middle of this property is low and wooded and might make a great site to build a pond. 330ft of dirt road frontage on Grant Road & 1300ft of dirt road frontage on Wolfpen Rd. Slocomb city water is currently NOT available for this tract unless it is purchased together with a tract that touches Hwy 103.

All inspections are to be done before the day of the sale.  The seller will pay for and provide the buyer with a deed.  The seller will guarantee a clear title to the property.  The buyer will pay all other closing costs. The seller will provide surveys!

10% buyers premium on all purchases!  10% down payment will be due on the day of the auction. The down payment will be held in escrow until the closing day which will be set up approx 30 days after the auction.
