The Cairo 160 Tract (#03019-03356) is located in the western part of Union County, about 11 miles west of El Dorado, Arkansas (North 33.214127°, West 92.870471°). Access to the property is very good via the paved public “Hopewell Road” running through the center of the tract in a north-south direction. The property has been utilized for timber production. According to USDA soil survey information, the tract consists of an assortment of sandy-loam soils that give the property an excellent weighted average site index of 90 feet for loblolly pine (base age of 50 years). Almost one-hundred acres of the tract contains a stand of old field pine that was selectively thinned in 2015. The remainder of the timbered acreage contains an uneven age stand of scattered pine sawlogs and pulpwood that was thinned in 2000. Some utilities exist along the Hopewell Road to allow for home / camp site potential within the Smackover-Norphlet School District. A more detailed estimated timber volume report conducted by United Country – Neeley Forestry Service, Inc. has been included. This site has great potential as an uneven-aged natural pine stand investment as well as recreational hunting land opportunities!
