Details
The SW Elliott Tract (#03019-03351) is located in the southern part of Ouachita County about 2½ miles southwest of the Elliott community. Access to the property is via a woodsroad stemming from county road #53 running in a southeasterly direction for a quarter-mile to the northwest corner of the tract. The property has been utilized for timber production. According to USDA soil survey information, the tract is based upon Sacul-Kirvin Association soils that give the property a weighted average site index of 84.6 feet for loblolly pine (base age of 50 years). Most of the tract contains an uneven-aged stand of natural pine intermixed with young 10yr old pine regeneration. Less than 20 acres in the northeast corner contains a stand of pre-merchantable natural pine established in 2006. This is a well-drained site with rolling upland hills suitable for growing pine and wintertime harvest operations. If you’re looking for a well-stocked pine timber investment, then this is the tract for you! Give us a call at (870) 836-5981 today!
