This is an online only auction. Tracts will be offered individually, and auctioned in order as they are numbered beginning with tract 1, then 2, and so on. We will NOT offer an option to combine all tracts at the conclusion of the bidding.
Each Tract will end with a soft close, meaning that a bid in the final minute will extend bidding by approximately 5 minutes.
Tract 1 will begin ending at approximately 10:00 am.
Tract 2 will begin ending at approximately 10:30 am.
Tract 3 will begin ending at approximately 11:00 am.
Tract 4 will begin ending at approximately 11:30 am.
In the event tract 1 and tract 2 sell to different buyers the owners will pay for, and have new laterals installed on the septic tank, located on tract 2 (house & 6.5+/- acres).
All tracts are leased through December 31, 2023 for a combination of row crop, pasture, and/or hay ground. Buyer(s) to honor existing leases. All tracts will be open after December 31,2023.
Electricity for the well and barn located on tract 1 originate from the meter on tract 2. If the tracts sell to separate buyers, the purchaser of tract 2 agrees to continue providing uninterrupted electric service to the well through December 31, 2023. Seller will credit the purchaser of tract 2, $300 at time of closing to compensate for additional usage. The new owner of tract 1 will be responsible for installing new electricity if they wish to do so. Other arrangements between new owners can be facilitated post auction if the parties wish to do so
Two (2) water hydrants located on tract 2 (house and 6.5+/- acres) are hooked up to the well located on tract 1. In the event tract 1 and tract 2 sell to different buyers the hydrants on tract 2 will be capped and shut off from the well prior to closing. Other arrangements between new owners can be facilitated post auction if all parties wish to do so
Tract 2 includes the house, machine shed, and approximately 6.5 acres. If tracts 1 and 2 sell to different buyers, the seller will provide and pay for a legal boundary survey, prior to closing, to divide these tracts. If the winning bidder of tract 1 also wins tract 2, a survey will not be required or provided.
Three Seller Disclosures, are made part of this contract, Residential Property Seller Disclosure , Water & Sewer Disclosure, Disclosure Lead Paint (buyer & seller will be required to sign the disclosures).
If tracts 3 and 4 sell to different buyers, the seller will provide and pay for a legal boundary survey, prior to closing, to divide these tracts. If the winning bidder of tract 3 also wins tract 4, a survey will not be required or provided.
Any personal property, excluding items owned by the tenants, remaining on the farm or in the house, at time of closing, will become the property of the new owner. Property owned by tenants consist of:
West Farm (Tract 1)
- 2 – 24 foot panels, in the fence line west of the cattle water
- 3- 12 foot orange gates south of the cattle water
- 2 -12 foot panels with the 3 orange gates
- 2 – 12 foot orange panels on the north side of the round barn, and one leaning up to the barn on the south side

Bidding on tract 2 (house & 6.5+/- acres) will be a total dollar amount. Bids placed on tracts 1, 3, & 4 will be on a per acre basis (your bid times the total acres). Bidders will be required to register and sign terms/conditions before bidding on the auction.
The successful high bidder, upon completion of the Real Estate Auction, must complete and sign a purchase agreement, and all seller disclosures provided by the seller, and render 10% of the purchase price (earnest money) as a non-refundable deposit in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing.
United Country Property Solutions LLC must receive a signed copy of the contract (hand delivered, faxed, or scanned and emailed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid. The sellers shall have the right to accept or reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays to the closing for such reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sale is non-contingent; failure to close will result in forfeiture of the earnest money.
Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids.
The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Please inspect the property before bidding.
Sellers and/or the Auction Company do not guarantee acres. Taxes will be pro-rated to the day of closing. Guaranteed Marketable Property Title to prospective buyer. Seller shall provide an Owner’s Policy of Title Insurance in the amount of the purchase price and shall execute a proper deed conveying the real estate to the buyer.
New Owners will be granted possession of the property at time of closing subject to existing leases as prescribed by Missouri Law. United Country Property Solutions LLC are exclusive agents of the seller. Sale shall include all mineral rights owned by the seller if any. Property is sold based on the legal description.
