Tract 4, Property details:
Tract 4 is a great multi-use property that is small in size, but feels much larger with the topography. Of the 20+/- acres over half (12.39) are considered FSA tillable acres. The remainder consists of mature timber, a flowing creek, ridge top bedding and some cedar thickets. The property currently has a CRP contract consisting of 12.39 estimated acres, paying approximately $1,769.65 annually. If the new owner wants to cancel this contract they could easily go in and convert it to row crop and food plots to increase the hunting opportunities. To the South on neighboring properties are huge chunks of timber providing lots of cover and bedding for deer and turkey. The winning bidder will be required to assume the existing CRP contract that expires 9/30/2024. The 2023 CRP payment will be prorated between buyer/seller to time of closing.

This is an online only auction. Tracts will be offered individually, and auctioned in order as they are numbered beginning with tract 1, then 2, and so on. We will NOT offer an option to combine all tracts at the conclusion of the bidding. 

Online bidding opens June 2, 2023.
Online bidding ends June 9, 2023.
Each Tract will end with a soft close, meaning that a bid in the final minute will extend bidding by approximately 5 minutes.
Tract 1 will begin ending at approximately 10:00 am.
Tract 2 will begin ending at approximately 10:30 am.
Tract 3 will begin ending at approximately 11:00 am.
Tract 4 will begin ending at approximately 11:30 am.
Tract 5 will begin ending at approximately 12:00 noon.

The house and an estimated 4 to 5 acres, tract 1, is offered as is, where is, no warranties expressed or implied. If this tract sells by-itself, the seller will provide and pay for a legal boundary survey prior to closing. If the winning bidder of tract 1 also wins tract 2, a survey will not be required or provided. Three Seller Disclosures,  are made part of this contract, Water Well Sewage DisclosureLead Based Paint Disclosure, and Residential Property Disclosure (buyer & seller will be required to sign the disclosures).

Any personal property items on the farm or in the house, at time of closing, will become the property of the new owner. 

Bidding on tract 1 will be a total dollar amount.  Bids placed on tracts 2 – 5 will be on a per acre basis (your bid times the total acres). Bidders will be required to register and sign terms/conditions before bidding on the auction.

The successful high bidder, upon completion of the Real Estate Auction, must complete and sign a purchase agreement, and all seller disclosures provided by the seller, and render 10% of the purchase price (earnest money) as a non-refundable deposit in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing.

United Country Property Solutions LLC must receive a signed copy of the contract (hand delivered, faxed, or scanned and emailed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid. The sellers shall have the right to accept or reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays to the closing for such reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sale is non-contingent; failure to close will result in forfeiture of the earnest money. Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids. The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Guaranteed Marketable Property Title to prospective buyer.
