10% down the day of the auction, upon signing the Purchase Agreement.  Remaining balance due at closing within 30 days.  Title insurance and closing cost will be split 50%-50% between the Buyer and the Seller.  2023 and all prior years taxes will be paid by the Seller.  The 2024 taxes will be prorated to the date of closing and will be the responsibility of the Buyer.  All other announcements at the auction take precedence over printed advertising.
