AUCTION LOCATION: The Auction will be conducted at the Gypsy School located at 30899 S 417th W Ave., Depew, OK. From the intersection of Hwy 16 & Hwy 48 (at the South end of Bristow), go 8 miles South on 48 to W 311th St. South. Then go 3 miles West on 311th to S. 417th W Ave. Then go North on 417th to the Gypsy School.

AUCTIONEER’S NOTE: The Pickett family has owned property and ran cattle in the Gypsy area for many years. Due to the passing of time and family members, the survivors have made the decision to sell all of the land near Gypsy absolutely to the highest bidders without reserve.

The tracts will be offered to the highest bidders in 12 individual tracts and combinations through the multi-parcel auction process. You choose the tract or tracts you would like to make your own and be the highest bidder. These tracts will sell to the highest bidder or bidders through the multi-parcel auction process.

Tracts 1,2,3, & 4: 80 acres each fronting on paved W 311th St. S. & Tract 1 also fronting on S 417th W. Ave. Rolling terrain & ranging from balanced grass & trees to mostly woodlands. These tracts feature a great mix of grass for grazing & wildlife for hunting.

Tract 5: Borders Tracts 1 & 2 and fronts on S 417th W. Ave. This tract is predominantly woods with pockets of grass and would be an excellent addition to Tracts 1 & 2. This tract is an undivided 50% interest (45 acres) on 90 acres.

TERMS:

Tracts 1, 2, 3, 4, 6 & 7 will be conveyed by Warranty Deed & current surface abstract with Title Insurance Commitment. Tract 5 will be conveyed by Warranty Deed & current surface abstract with title opinion showing marketable in the interest being sold. Tracts 8, 9, 10 & 11 will be conveyed by Quit Claim Deed & current surface abstract with title opinion. Note: All properties sell subject to rights of ways, easements, oil and gas production, oil lease roads, and restrictions, if any. Fencing is limited or non-existent on many of the properties and some do not have county maintained road frontage or access.

At the conclusion of the auction the successful bidder or bidders will place a deposit of 10% of the successful bid or minimum fee of $500.00 whichever is greater in escrow with United Country, Mike Bendele Co., Chandler, OK.
