Tract 1 Description:  This farm in Washita County, Oklahoma has approximately 150 acres with 127 acres of cultivated ground and the balance being native grass.  There is good fencing on the south and east side.  The cropland is currently planted in sesame and lies 2.5 miles west of Bessie, OK.  A beautiful place to build your country home with nice paved county roads.

Legal Description:  Northwest Quarter (NW/4) of Section 32, Township 11 North, Range 17 W.I.M., Washita County, Oklahoma, Less 10 AC in NE/Corner

Minerals: Selling surface rights only.

Directions:  From the corner of US Highway 183 and E1120 CO Rd (North of Bessie, OK), drive west on E1120 Rd 2.5 miles.  Property will be on the south side of the road.  Be sure to look for signs.  

Possession: Possession of land and any improvements will be delivered to Buyer at the end of the year.

Terms/Conditions:

A 10% buyer's premium will be added to the bid price.  The contract price will be equal to the bid price plus the Buyer's Premium. 

Property will be sold subject to owner confirmation. 10% of purchase price to be placed in escrow day of sale. Balance of purchase price to be due and payable within 45 days. All taxes will be prorated to day of closing. Sale is not contingent upon buyer securing or obtaining financing. Buyers should satisfy themselves as to any inspections prior to bidding.
