Directions – From Interstate 81 - Take exit 105, West Main Street Toward Radford, Immediate Left on Little River Dam Road (Route # 605), Go 6.6 miles and take right on Owens Road (Route # 663), Go 2 miles and entrance is on the right.

AMERICAN ELECTRIC POWER FIRST RIGHT OF REFUSAL AND RESTRICTIONS - According to deed, AEP has a right of first refusal to purchase property if the Blue Ridge Mountain Council ever decides to sell property. AEP has no interest in purchasing property and will be terminating their right of first refusal prior to closing. There is a letter from AEP in bidder pack confirming this. AEP also has a shoreline management plan that governs the shoreline on Claytor Lake. The docks below the Aquatic Base were granted a conditional use if they were used for “Scouting Purposes”. LAND – 68.097 Acres +/- with 2,000 feet +/- of shoreline on Claytor Lake. Property is mostly wooded with open areas at lake and around the centerpiece building. WATER and SEPTIC – All improvements, except cabins and machine shed, are serviced by the properties well and septic systems. The well serving all facilities is 500 feet deep, cased at 294 deep with 61 gallons per minute tested in 2005. The well feeds into a 63,000-gallon atmospheric storage tank located on the high ridge overlooking the lake. This water storage tank feeds the bath house, apartments, main facilities, and the ranger house. The base has its own waste disposal system, which includes an area between the main building and the docks/lakefront that is an aeration system, which was specially designed. There is an area shaped like a catch pond near the tool shed behind the kitchen area, which has several pumps that run on timers. This setup aerates the soil. There is a water-softening system on-site.

CONVENTION CENTER / AQUATIC BASE – 14,400 total square feet with wrap around covered deck, multiple entrances, metal roof, and Hardie Board siding. Facility was built in 2014. Main level consists of 7,950 square feet, large dining hall and meeting area with 35’ ceiling, concrete floors, stage, 3 propane heaters, commercial kitchen, 3 bathrooms, storage areas, and a walk-in cooler and freezer. Lower level has 6,450 square feet, has concrete floors, ceiling tile, drywall walls, and 4 heat pumps. There are multiple meeting rooms, storage closets, a lounge area, infirmary, snack bar, offices and two bathrooms. The facility is served by Rennai brand on-demand hot water heaters. BATH HOUSE and APARTMENTS – 4,800 square feet total on three levels (1,600 square feet on each level). Hardie board siding stone to grade, metal roof, concrete foundation. Ground level is heated with propane wall heaters, has 2 bathrooms, mechanical room, and laundry. Second level has 2 separate bathrooms with 2 separate showers and is heated with propane wall heaters. Third level has three apartments 2 efficiency apartments, heated, and cooled by three wall units, both are 320 square feet with each having a bathroom, living area, and kitchenette. The third apartment has a heat pump and three bedrooms, two bathrooms, kitchen, and living area. Laminate hardwood and vinyl floors. RANGER / CARETAKER HOUSE – Two Story home on a full basement. Ground level has 1,568 square feet. Second level has 923 square feet. Total living area not including full basement is 2,491 square feet. Hardie Board siding, metal roof, concrete foundation, heat pump, laminate hardwood, carpet, 5 bedrooms, and 3 bathrooms. Basement is unfinished with a single car garage. CABINS – There are 16 cabins with metal roofs and T1-11 siding, inside and out, including ceilings. The cabins have electricity but no water. The cabins are 320 square feet (16x20). 4 cabins are one room units, and 12 cabins are split into two, one room units. Cabins were built in 2014.

BOATHOUSE and DOCKS – Built in 2014, with 9 floating docks, 14 x 14 boathouse with two levels of decks, caged PFD, and equipment storage area, boat storage, shoreline docks, and scuba diving training area and storage. Water depth at boathouse is approximately 20’ and decreases to approximately 10’ at floating docks and 6’ – 8’ in cove.

MACHINERY SHED – 20 x 20 Hardie board sided, metal roof with electricity built in 2014.

CLIMBING TOWER - The Climbing Tower at the Aquatic Base is an approx. 4-story tower designed for climbing and rappelling.  The tower has multiple courses and can be adjusted for difficulty. It is a used unit originally built by Alpine Towers and moved/reinstalled at the camp in 2012. INNER QUEST inspected the courses from 2002 to 2017. Vestals Gap Ventures, LLC began inspecting the courses in 2018.
